Notting Hill Genesis has launched a consultation into the next stage of the Aylesbury Estate regeneration, with new proposals including an increase in housing.
Known as ‘Phase 2B’, the plans cover a section of the estate in Albany Road, overlooking Burgess Park, encompassing Wendover block numbers 241-471, Winslow, Padbury and Ravenstone, the east side of Thurlow Street, and Bagshot Street up to Kinglake Street.
The original masterplan, agreed in 2015 between Notting Hill Genesis and Southwark Council, was for 490 homes on this specific site, but the new proposals detail 600 new homes, with ‘a target’ of half of them being classed as affordable housing.
The affordable homes would be split into three-quarters at social rent and the remaining 25 per cent for sale under a shared ownership scheme.
One key change between the draft plans first shared in 2016 and the current update is an increase in building height to accommodate the extra homes within a series of ‘mansion blocks’ and one tower.
A 20-storey tower is now detailed as having five extra storeys, and the Thurlow Street frontage will gain one floor.
There would also be a new park with play areas, public space, greenery and ground floor space for ‘commercial or community use’.
A planning application is expected to be submitted by next spring with any future demolition not beginning earlier than late the same year.
In the interim, Southwark Council will be working with residents to find them new homes before the new estate’s completion.
