Developer submits planning app to turn 106 flats into 69 luxury flats in Tower Bridge Road

A planning application to transform three buildings in Tower Bridge Road into a mixed-use scheme has been submitted.

Working with developers First Base, the plans propose to turn the 0.9 acre site at 151-157 Tower Bridge Road into distinctive “curvilinear building form”, to connect the three buildings and make a walkway linking Bermondsey to the river.

While the refurbishment will reduce the number of residential units from 106 to 69, it is said that the number of “dwellings” will remain the same.

The site currently consists of apartments, a short stay hotel and commercial units.

Earle Arney, Chief Executive of Arney Fender Katsalidis, said: “We are delighted with our collaboration with First Base and the design vision we share for Southwark. 151-157 Tower Bridge Road is a project of urban repair at both the architectural and urban scale.

“Existing structures are adaptively reused, which elevate the sustainability of the development while raw and robust materials are employed to connect with the warehouse grain of Old Bermondsey.

“A new square at the heart of the development creates a civic heart for the local community and the potential of a green pedestrian spine linking St Mary Magdalen Churchyard Gardens to City Hall is established for the Borough. We look forward to developing the designs and contributing positively to this wonderful neighbourhood.”

The scheme is also aiming to deliver a 137 bedroom ‘apart hotel’ and more than 10,000-sqft of commercial space including co-working, restaurants and cafes.

Barry Jessup, Director at First Base, said: “Our proposals will deliver much needed new homes in a community setting, with a mix of cafes, restaurants and workspace that respond to the needs of local businesses and residents.”
