Holy shed! Derelict outbuilding in East Dulwich sells for £440,000

A derelict shed in East Dulwich has been sold for a whopping £440,000 after sparking a bidding war at a Savills auction this week.

The Forest Hill Road ‘outbuilding’ was previously used as a blacksmith’s workshop before falling into serious disrepair.

The two-storey structure far exceeded its original listing price of £325,000 on Monday – despite only being accessibly via an alleyway next to a laundrette.

The building’s planning permission may explain why the anonymous buyer was happy to pay such a shedload of money. Permission has already been granted for the site to be converted into a two-bedroom home with a garden area.

Chris Coleman-Smith, Savills head auctioneer, said: “This is a fantastic opportunity for an owner occupier or self-builder that wants to work on their own property. It is definitely unique.”
